July 2026 Real Estate Market Update: Spotsylvania, Stafford & Fredericksburg

Buyers Had More Homes to Choose From in July
The July 2026 housing data shows that buyers had more homes to choose from across Spotsylvania County, Stafford County, and the City of Fredericksburg.
Spotsylvania County
Spotsylvania County's median home sale price stands near $468,000, up roughly 3.7% year over year, with homes selling after an average of about 48 days on the market. Inventory has been rising across the county, giving buyers more choices.
Stafford County
Stafford County's median home sale price is near $545,000, with the three-month median around $577,000 and up roughly 5.5% year over year. The median time on the market is about 21 days, one of the faster-moving markets in the region.
The City of Fredericksburg
In the City of Fredericksburg, the median home sale price is near $480,000, up roughly 9% year over year, with median days on market around 49 and a sale-to-list ratio near 96.3%.
Mortgage Rates: An Affordability Factor
Mortgage rates remained an important affordability factor. The average 30-year fixed mortgage rate stood at 7.40% as of early October 2026, up from 7.28% the prior week, according to Freddie Mac.
