2 Market Update
The Virginia real estate market continues to evolve, and for downsizers the current conditions present both opportunity and reason for careful planning. Here is what we are seeing across the region as of early August 2026.
Regional Highlights
- Regional median home price hit $500,000 for the first time ever in June 2026, according to the Fredericksburg Area Association of REALTORS (FAAR).
- Fredericksburg City: Median sale price around $483,000; average home value approximately $475,700, up 0.9% year over year (Zillow, June 2026). Homes typically sell in 26 to 35 days.
- Stafford County: Median listing price approximately $637,000 (April 2026). Days on market average 22 to 29 days. Active inventory has risen significantly year over year.
- Spotsylvania County: Median listing price approximately $607,000 (April 2026). Median sale price around $475,000 in early 2026. Average days on market about 29 days.
- Inventory is up more than 40% year over year across the region. The market is shifting toward a more balanced environment, giving buyers more choices than they have had in several years.
What This Means for Downsizers
If you are selling a family home and buying a smaller property, you are in a favorable position. Strong prices on the sell side and increasing inventory on the buy side give you room to negotiate. Home prices in Fawn Lake range from approximately $650,000 to $4 million, with building lots from $300,000 to $1.5 million. The community is all-age (not exclusively 55+), but it is particularly popular with retirees and active adults thanks to its maintenance-free lifestyle options and extensive amenities.

4 Downsizing Tip of the Month: The 4-Box Method
One of the biggest challenges of downsizing is deciding what to do with decades of accumulated belongings. The 4-Box Method is a simple, effective system that makes decluttering manageable.
How It Works
Set up four boxes (or labeled bins) in the room you are working on:
Items you use regularly, love, or have genuine sentimental value. These go to the new home.
Items in good condition that someone else can use. Local charities, shelters, and Habitat ReStore accept donations.
Valuable items worth the effort to sell. Consider an estate sale, consignment, or online marketplace.
Broken, worn, expired, or truly unusable items. Recycle what you can, junk the rest.
The key is to tackle one room at a time. Start with the easiest room (a guest room or bathroom) to build momentum. Work in 30-minute blocks and take breaks. You will be amazed at how much you can accomplish in just a week of consistent effort.

5 Financial Insight: Virginia's Tax Advantages for Retirees
Virginia is considered one of the more tax-friendly states for retirees. Here are three key advantages that can make a meaningful difference in your retirement budget.
Social Security is Not Taxed
Virginia does not tax Social Security benefits of any kind. This is one of the most significant advantages of retiring in the Commonwealth. Only 11 states fully exempt Social Security from taxation, and Virginia is among them.
Senior Property Tax Relief
Virginia law (Code Section 58.1-3210) authorizes each county and city to create its own property tax relief program for elderly or disabled homeowners. The availability and generosity of relief vary by locality. Some counties offer exemptions or deferrals based on income and asset limits. Contact your local Commissioner of the Revenue to explore what is available where you live. For downsizers, moving to a county with strong relief programs can reduce your property tax burden significantly.
Capital Gains Exclusion on Home Sales
Under federal law (Section 121 of the Internal Revenue Code), you can exclude up to $250,000 of capital gains (single) or $500,000 (married filing jointly) when selling your primary residence. To qualify, you must have owned and lived in the home for at least two of the past five years. Since Virginia taxes capital gains as ordinary income, the federal exclusion effectively shields most downsizers from state tax on their home sale profit as well.
