October 2026 Housing Market Update: Culpeper County, VA

The most recent published data, from mid- and late summer, paints a picture of a market with generous inventory, steady prices, and longer selling times than the Fredericksburg area: buyers have choices, and sellers who price carefully and present well still find buyers, just on a slower clock.

How to Read These Numbers

October's county-level figures had not yet been published by the major listing sources when this guide was prepared, so the numbers below come from the most recent available data windows, from late spring through September 2026. Different providers also measure differently: some report median listing price, some median sold price, and some average home value, and each captures a slightly different month. Treat every figure as directional, then ask a local advisor for current numbers specific to your neighborhood and home.

Two concepts matter most for sellers. Median listing price is the midpoint of asking prices on homes currently for sale, a useful read on seller expectations and negotiating room. Median sold price is the midpoint of recent closed sales, which tells you what buyers have actually paid. Days on market shows how long the average home sits before going under contract.

Prices: Steady, With a Wide Spread by Source

  • Median listing price around $600,000 to $613,000

    Realtor.com data from June 2026 showed a median listing price near $612,900 across the county, while Movoto's September 2026 snapshot of the Town of Culpeper put the median list price near $599,000. Asking prices have held fairly steady, which gives buyers room to negotiate on condition and closing terms.

  • Median sold price around $496,000

    Redfin's most recent county figure put Culpeper's median home sale price near $496,000 in July 2026, down roughly 14.5% year over year, though the county's small monthly sales volume drives large swings from month to month. Realtor.com data from June 2026 showed a median sold price closer to $600,000. The spread is a reminder that Culpeper's mix of town homes, farmhouses, and new construction spans a wide price band, and the median depends heavily on what sold that month.

  • Days on market around 36

    Realtor.com data showed a median of about 36 days on market in June 2026, with the county's sale-to-list ratio near 99.5%. Well-priced, well-presented homes in popular sections still move within a month or so, while overpriced or dated properties sit much longer.

Inventory: A Buyer's Market Is Taking Shape

Realtor.com data from June 2026 showed roughly 424 homes for sale across Culpeper County, and Movoto's September snapshot counted about 246 active listings in the Town of Culpeper alone. That is generous inventory for a county of Culpeper's size, and it shifts negotiating power toward buyers. Sellers should expect more showings-to-offers, more requests for repairs or concessions, and less room to hold firm on price.

For downsizers this can actually be good news. If you are selling a larger home and buying a smaller one in the same county, a balanced or buyer-friendly market narrows the price gap between the two transactions, which can preserve more of your equity for retirement. The key is pricing your current home to the current market rather than to what a neighbor sold for two years ago.

Property Taxes: One of the Region's Lowest Rates

Culpeper County's 2026 real property tax rate is $0.45 per $100 of assessed value, made up of a $0.37 real estate levy plus a $0.08 Fire and Rescue levy, according to the county assessor's office. On a home assessed at $450,000, that works out to roughly $2,025 a year in real property tax before any exemptions, well below what the same home would cost in Stafford or Spotsylvania.
