Market Spotlight: Fredericksburg, Stafford & Spotsylvania Real Estate
Here is the latest publicly available housing data for the region, compiled from public market trackers including Redfin and Zillow and from the Fredericksburg Area Association of Realtors. Each source uses a slightly different methodology and reporting window, so treat these figures as directional and confirm current numbers with a local agent before making decisions. FAAR published its August 2026 area statistics on September 12, describing lower buyer demand, fewer showings, more available homes, and more negotiating power for buyers. The September figures are expected in mid-October.
In the City of Fredericksburg, Redfin's most recent tracked data show a median sale price around $480,000 for the three months ending August 2026, up about 9.0 percent year over year, with roughly two offers per home and a market rating of somewhat competitive. The pace has lengthened from a year ago, with homes averaging about 49 days on market versus 39 days a year earlier, so thoughtful pricing matters more than ever. Zillow's average home value sits near $474,800, up about 1.4 percent year over year, with homes going pending in about 22 days in the most active pockets.
In Stafford County, Redfin's August 2026 figure puts the median sale price near $545,000, with the three-month median around $577,000 and up about 5.5 percent year over year, with about 21 days on market in August. A separate recent 30-day tracker from Orchard shows a median around $492,500, up about 5.8 percent year over year, with homes going pending in roughly 21 days and 149 new listings, a reminder that the two sources measure slightly different windows. Stafford continues to draw buyers who want its schools and easy access to Interstate 95.
In Spotsylvania County, the median sale price is near $468,000, up about 3.7 percent year over year, with homes selling after an average of about 48 days on the market. The county continues to offer some of the most attainable pricing in the region for downsizers and first-time buyers alike.
Regionally, FAAR's median sale price reached $500,000 for the first time on record in June 2026, a milestone worth watching as the fall market unfolds. Taken together, the three localities show a market that has settled into a steadier, more balanced pace with a bit more breathing room for buyers and more negotiating power on both sides of the table.
Because conditions vary neighborhood by neighborhood, from downtown Fredericksburg to the 55+ communities of Stafford and Spotsylvania, an up-to-date comparative market analysis is the most reliable way to understand what your home is worth or what you can expect to pay in a specific community today.
