Harry's Alehouse, a locally owned restaurant, is scheduled to open this fall at Harrison Crossing in Spotsylvania. Zaxby's is bringing its first Fredericksburg-area location to the Thornburg area near I-95. Already open this year: KPOT Korean BBQ & Hot Pot at Central Park (1791 Carl D. Parks, Trails & Things to Do Outdoors

September mornings and evenings throughout the area are some of the year's most pleasant for walking. Here are favorite parks and trails across the three localities, drawn from local park listings and trail guides.

In Fredericksburg

Alum Spring Park, often cited as the best nature walk within the city, offers wooded streamside trails. The paved Canal Path and the Heritage Trail & Canal Path loop (a gentle, shaded route of roughly 3.2 miles)make an easy morning out, as do Old Mill Park and John Lee Pratt Memorial Park. Take a stroll around Motts Run Reservoir for a longer, woodsy walk.

In Stafford County

Curtis Memorial Park combines walking trails, a fishing lake, golf, and tennis in one stop. Duff McDuff Green Park, Chichester Park, and Locust Shade Park offer additional laid-back options for a picnic or short walk close to home.

In Spotsylvania County

Lake Anna State Park features 15-plus miles of scenic multi-use trails. History lovers can walk the grounds of Spotsylvania Court House Battlefield, North Anna Battlefield Park, or follow the Virginia Central Railway Trail near Chancellor, Poor Farm Park rounds out the county's options with walking trails and green space. The Fredericksburg & Spotsylvania National Military Park offers ranger-guided walking programs, including the Sunken Road Walking Tour, most weekends at 10:30 AM and 2:00 PM. It is a lovely, shaded way to spend a couple of hours with history as the teacher.

Market Spotlight: Fredericksburg, Stafford & Spotsylvania Real Estate

Here is the latest publicly available housing data for the region, compiled from public market trackers including Redfin, Orchard, Movoto, and Bright MLS reporting. Each source uses a slightly different reporting window, so treat these figures as directional and confirm current numbers with a local agent before making decisions.

~$480K
Fredericksburg City, Median Sale Price (3-mo ending Aug 2026)
~$545K
Stafford County, Median Sale Price (Aug 2026)
~$468K
Spotsylvania County, Median Sale Price

In the City of Fredericksburg, Redfin's data for the three months ending August 2026 put the median home sale price near $480,000, up about 9.0 percent year over year, with median days on market around 49 versus 39 a year earlier and a sale-to-list ratio near 96.3 percent.

In Stafford County, Redfin's August 2026 figure puts the median sale price near $545,000, with the three-month median around $577,000 and up about 5.5 percent year over year, with about 21 days on market. A separate 30-day tracker from Orchard shows a median around $492,500, a reminder that the two sources measure slightly different windows.

In Spotsylvania County, the median sale price is near $468,000, up about 3.7 percent year over year, with homes selling after an average of about 48 days on market. The county continues to offer some of the most attainable pricing in the region for downsizers and first-time buyers alike.

Taken together, the three localities show a market that has cooled from the frenzy of a few years ago. Homes are spending several weeks to a couple of months on the market depending on price point and location, and thoughtful pricing and marketing make a real difference in how quickly a home sells and for how much.

Because conditions vary neighborhood by neighborhood, from downtown Fredericksburg to the 55+ communities of Stafford and Spotsylvania, an up-to-date comparative market analysis is the most reliable way to understand what your home is worth or what you can expect to pay in a specific community today.
