This month we share the latest housing numbers for Fredericksburg, Stafford, and Spotsylvania, a closer look at Falls Run by Del Webb, a gentle way to let go of sentimental items, and a timely reminder about Medicare open enrollment. There is also a long list of fall events we think you will love.

2 Market Update: A Balanced Market This Fall
The Fredericksburg area market has shifted into a more balanced phase, and for downsizers that brings both good news and a few things to plan around. The Fredericksburg Area Association of REALTORS (FAAR) released its August 2026 statistics in mid-September, and the headline is clear: inventory is meaningfully higher than a year ago, and buyers have more choices and more room to negotiate than they have had in several years.
Regional Highlights
- Inventory is up significantly year over year across the region, with Northern Virginia active listings up roughly 19.6% year over year as of July 2026, and months of supply climbing (FAAR, August 2026 statistics).
- Buyer demand has cooled. FAAR reports fewer scheduled showings than a year ago, which means serious buyers are out there, but they are taking their time and negotiating more.
- Fredericksburg City: Median sale price around $480,000, up roughly 9% year over year, with median days on market around 49 and a sale-to-list ratio near 96.3% (Redfin, three months ending August 2026). Steady demand continues for walkable downtown and river-adjacent homes.
- Stafford County: Median sale price around $545,000, with the three-month median near $577,000 and up roughly 5.5% year over year, and about 21 days on market (Redfin, August 2026). Stafford's active-adult and new-home segments remain popular with downsizers.
- Spotsylvania County: Median sale price around $468,000, up roughly 3.7% year over year, one of the more approachable price points in the region, with homes selling after an average of about 48 days on market.
- Mortgage rates moved up through September and into October. The average 30-year fixed rate stood at 7.40% as of early October 2026, up from 7.28% the prior week and the highest level since late 2023 (Freddie Mac).
What This Means for Downsizers
If you are selling a family home and buying a smaller property, this is a favorable window in one important way: prices have held steady while your choice of next homes has grown. The main watch item is pricing. Homes that are priced to today's market, prepared well, and marketed professionally still sell in a reasonable timeframe. Homes that wait usually have a pricing or condition story behind them.

3 Featured Community Spotlight: Falls Run by Del Webb
Falls Run by Del Webb is a gated 55+ active adult community in the Fredericksburg area, just a short drive from downtown and the shopping and dining along Route 17. It is one of the region's best-known names for retirees who want resort-style amenities without giving up easy access to doctors, groceries, restaurants, and the Central Park retail corridor.
What Makes Falls Run Special
Home prices in Falls Run span a meaningful range across floor plans, sizes, and conditions, from smaller villas to more spacious single-family homes. Because the community is established, values vary with updates and finishes, so the right approach is to shop by layout and condition with a local agent who knows the neighborhood. As with any community, review the current HOA dues and rules, and confirm the floor plan fits your needs, especially if main-level living is a priority, since not every Falls Run home is single-level.

4 Downsizing Tip of the Month: Photograph It, Then Let It Go
The hardest items to release when downsizing are almost never the practical ones. They are the ones with memories attached: your mother's china, a child's first artwork, decades of family photographs, the rocking chair from the nursery. You do not have to choose between keeping everything and losing the memories. There is a middle path, and it starts with your phone's camera.
How the Photograph-It Method Works
Hold it and honor it. Take a moment with the item and remember the story behind it. Naming the memory out loud (or jotting it on a note card) makes it easier to release the object itself.
Photograph it well. Use natural light, shoot close enough to capture detail, and photograph any labels, engravings, or maker's marks. Group smaller items on a neutral surface for a single composed shot.
Keep the photos organized. Save them all to one folder on your phone or computer, and back them up to the cloud or a hard drive. Consider a binder of printed photos for items you want to page through now and then.
Let the item go with a clear conscience. Donate it to a charity that can use it, pass it to a family member who wants it, or sell it. The memory travels with you; the object does not have to.
One tip from our clients: keep a single small "keepsake box" for the physical items that truly cannot be replaced, and photograph everything else. A shoebox of treasures goes easily into any smaller home, and the photo folder means the fuller story stays within reach.

5 Financial Insight: Mark Your Calendar for Medicare Open Enrollment
If you are on Medicare, the most important date on your fall calendar lands soon: Medicare Open Enrollment runs October 15 through December 7, 2026, for coverage starting January 1, 2027. It is your once-a-year window to switch Medicare Advantage plans, change Part D drug plans, or move between original Medicare and an Advantage plan.
Read Your Annual Notice of Change
By September 30, plans mail an Annual Notice of Change (ANOC) summarizing premium, copay, deductible, drug formulary, and provider network changes for next year. Do not assume this year's coverage carries over unchanged. Read it, then compare.
Check Every Prescription
Formularies change yearly, and a drug that was covered in 2026 may move to a higher tier or drop off in 2027. Confirm each of your medications is still covered and note any tier or coinsurance changes before the December 7 deadline.
If You Moved or Are Moving, Pay Extra Attention
A new address in Virginia can mean a new provider and hospital network. If you downsized or relocated this year, confirm your doctors, specialists, and preferred pharmacy are in-network for 2027, since Advantage plan networks are geographic. Moving is also one of the situations that can trigger a Special Enrollment Period outside the fall window.
Know the 2026 Part D Numbers
This year, the Medicare Part D out-of-pocket drug cap is $2,100, up from $2,000 in 2025, and once you reach it you pay no copays or coinsurance for covered drugs for the rest of the year. The maximum Part D deductible is $615. These figures matter when comparing plans for 2027.

6 Local Events: Fall Is Here
The Fredericksburg region's calendar is packed from now through October. Here is a curated list of upcoming events, from the last free concert of the season to harvest weekends and county fairs. Details come from official city, county, and venue calendars; confirm with organizers before you head out.
Downtown Sounds Season Finale: The Don Brown Project
Friday, September 25, 6:30 to 8:30 PM at Historic Market Square, Fredericksburg. Free outdoor concert, the last of the season. Bring a blanket and a chair.
Fredericksburg Greek Festival
September 26 to 27. Authentic Greek cuisine, pastries, live music, and traditional dance, one of the region's most cherished cultural weekends.
Fredericksburg Dog Mart
Saturday, September 26. Billed as America's oldest dog event, a beloved pet-friendly tradition with vendors, demonstrations, and plenty of local charm.
Braehead Farm Fall Festival Weekends
Weekends from September 27 through October 26 at Braehead Farm, Fredericksburg. Hayrides, a corn maze, pumpkin picking, farm animals, and a market with produce and baked goods.
Fredericksburg Independent Book Festival
Saturday, October 3 at Riverfront Park, Fredericksburg. Author readings, signings, and discussions along the Rappahannock. Pairs beautifully with a walk on the canal path.
Grape Stomping at Potomac Point Winery
Saturday, October 3, noon to 6 PM in Stafford. A festive fall afternoon in the vineyard; check the winery for tickets and details.
Fredericksburg Scarecrow Fest
All October in historic downtown Fredericksburg. A free, self-guided walking tour of creative scarecrow displays from local businesses and organizations, with flat, walkable streets and cafes along the way.
Stafford County Agricultural & Homemaking Fair
October 15 to 18. Agricultural exhibits, baked goods competitions, livestock shows, and family entertainment, a traditional county fair with small-town atmosphere.
Farmers Markets All Season
Fredericksburg Farmers Market, Saturdays 7 AM to 1 PM at Hurkamp Park through early December. Branches & Vines in Stafford, Saturdays 9 AM to 1 PM. Spotsylvania Farmers Market, Saturdays 8 AM to 1 PM and Sundays 9 AM to 2 PM. Harvest produce is at its peak.
